1. Structural Framework and Loading

Modular apartments must be designed as self-supporting “monocoque” or “semi-monocoque” structures to handle both permanent stacking and the dynamic loads of transportation.

  • Primary Structure:High-strength Q235B or Q345B steel (or regional equivalents like Grade 50). Frames are often galvanized or treated with high-performance epoxy primers for corrosion resistance.

  • Wall Composition:Typically 75mm to 150mm Sandwich Panels (Rockwool, PU, or PIR cores). Rockwool is preferred in multi-family units for its superior fire-neutral properties.
  • U-Values:Target values range from 15 to 0.22 W/m²K, depending on the thickness and core material.
  • Roofing:5mm – 0.7mm galvanized steel sheet with integrated gutter systems and high-density insulation to prevent “thermal bridging.”

3. Fire Safety and Acoustic Ratings

Multi-family dwellings have the strictest requirements for “Life Safety” to prevent fire spread between units.

  • Fire Resistance Rating (FRR):
  • External Walls:1 to 2-hour rating.
  • Inter-unit (Party) Walls:1-hour minimum using specialized gypsum board or mineral wool.
