TECHNICAL SPECIFICATION OF DOMITORY CONTAINER BUILDING

Size

A single standalone modular domitory container offers two standard sizes: 18 Sq.m (3x6m) and 15 Sq.m (2.5x6m), with flexible expansion possible laterally and vertically to meet custom client demands. Beyond basic workspace, it can be fully configured with functional zones including dedicated passages for smooth circulation, well-equipped meeting rooms for collaboration, mixed public and private working areas (balancing teamwork and focus), secure lock rooms for personal items, practical storage spaces for supplies, and convenient washing rooms—creating a comprehensive, turnkey office solution tailored to diverse operational needs.

Structure

The main frame is constructed from high-zinc-content galvanized steel profiles or weathering steel with a painted coating, Secondary components are galvanized square tubing or profiles. offering excellent structural stability, corrosion resistance, wind resistance, and earthquake resistance.

Wall

Our modular office containers wall use up to 150mm high-performance insulation sandwich panels for excellent thermal insulation, soundproofing and safety. Core options include non-combustible, non-toxic mineral wool and glass wool; cost-effective EPS; and high thermal conductivity polyurethane foam. All meet strict fire standards, ensuring stable temperatures in extreme weather, reducing fire risks and protecting personnel and equipment.

Roof and Ceiling

The structure is equipped with a slightly sloped roof design, which effectively facilitates smooth rainwater drainage and prevents water accumulation. The insulation layer adopts 100mm glass wool quilt, featuring excellent fire resistance performance to enhance safety. The sky ceiling is constructed with color-painted tiles, presenting an aesthetic and durable surface.

Chassis Floor

The floor system features a multi-layer structure for enhanced durability, insulation and comfort. It is constructed with a sturdy fiber cement slab as the base, topped with a high-quality PVC vinyl finish for a smooth, wear-resistant surface. A 100mm-thick insulation layer is integrated, delivering effective thermal performance and contributing to a more comfortable and energy-efficient interior environment.

Window and Door

The modular office container comes standard with PVC sliding windows fitted with anti-theft grids and mosquito nets. Optional upgrades include PVC/aluminum shutters, security bars, steel railings, extra-large windows, and blinds. It features a swing door with an insulated core and double-skin 0.6mm Colorbond metal; roller shutters and sliding glazed doors are available as alternatives.

Electricity

Each container unit is fully equipped with standard-compliant cables, trunking, and lighting fixtures. It is pre-installed with power sockets and circuit control systems that meet local electrical codes and safety regulations. The integrated electrical setup ensures reliable power distribution, safe operation, and convenient usage for office equipment and daily electrical needs, complying with regional standards and providing a stable, secure power supply for the modular space.

Plumbing system

It is prefabricated with a complete water supply and discharge system, including a water tap and insulated discharge pipelines installed beneath the base chassis to prevent freezing and ensure durability. The pre-plumbed design allows for easy and quick connection to various sanitary fixtures such as toilets, urinals, showers, and sinks, providing a fully functional and convenient water system for daily use.

Foundation

Containers need to be installed on level concrete blocks, beams, or bases. Therefore, the foundation must meet the requirements of ground flatness, soil with sufficient bearing capacity, and no ground settlement allowed. If the groundwater level is high, waterproofing measures must be considered, such as increasing the concrete's impermeability or installing a drainage system.

1.Government camp accommodations in Argentina

This project is on Argentina’s southern Patagonian Plateau, where harsh conditions bring 130+km/h winds and 1.2kN wind pressure, demanding superior wind resistance, thermal insulation and durability for temporary modular container buildings. Our team developed a custom light-duty steel structure container house with targeted optimizations: first-floor roof panel reinforced grooving for better rigidity and wind uplift resistance, dedicated waterproof/structural treatment for first-floor bathrooms, and factory high prefabrication for reduced on-site installation time. Designed via SAP2000, it meets Argentine standards and passed technical approvals. We created 1,200 local code-compliant drawings for 18 buildings, honing our international standard adaptability and achieving a qualitative leap in R&D and design capabilities.

All units support quick installation, on-site expansion and long-term use, with customizable amenities to match the specific spatial, functional and environmental needs of government and mining camp accommodation requirements.
The cost of a container dormitory varies significantly based on key configurations. First, the steel frame size directly impacts the base cost—larger 40ft units cost more than standard 20ft ones, with thicker, high-strength steel frames further raising expenses for enhanced durability. Second, sandwich insulation panel types drive price differences: premium options like rock wool or polyurethane panels, offering superior fire resistance and thermal performance, cost 20%–50% more than basic EPS panels, with thicker panels also adding to costs. Third, indoor decoration and partitions affect total pricing: simple finishes and open layouts are budget-friendly, while high-end flooring, suspended ceilings, custom partitions, and built-in fixtures substantially increase the overall cost.
The on-site assembly of a container dorms space is highly efficient. Typically, a single worker can install and complete one module within half a day. For instance, a 100-square-meter prefabricated modular office building can be fully installed and finished by one person within one week. This rapid installation speed, enabled by prefabricated design, greatly shortens the construction period compared with traditional buildings, making it ideal for projects requiring quick on-site accommodation space setup.
